3001 MAPLE AVE, DALLAS, TX
$159,297,830
2025 Appraised Value
The property's primary value lever is its ultra-premium demographic positioning—86.4% renter occupancy with 53.3% of households earning $100K+ in a 1-mile radius—combined with strong operational execution (4.7 Google rating, staff differentiation) that supports current $692.6K/unit valuation of $159.3M. However, a 28.3% pipeline-to-inventory ratio (65 units under construction in immediate submarket) poses material lease-up headwinds through 2026–2027, while the property's institutional-quality 2023 delivery offers minimal capital value-add upside. The 76 walk score and high-income tenant skew toward lifestyle renters suggest pricing power in a contained urban core, but absence of rent-to-comparable benchmarking obscures whether current positioning captures the market's walkability premium. Recommendation: watch-list—strong operational fundamentals and demographics merit closer due diligence on in-place rents versus comps and near-term construction timeline, but limited value-add and near-term supply headwinds argue against near-term acquisition unless acquisition price reflects pipeline risk.

The Premium Collection
Welcome to a new standard of elevated living in the heart of Dallas. Our two and three-bedroom penthouse residences at Maple Terrace are a harmonious blend of grandeur and warmth—where expansive, light-filled interiors invite both celebration and serenity. Soaring ceilings—13 feet in living rooms and bedrooms, up to 10 feet in kitchens—create an airy, open ambiance. Select living areas feature graceful fireplaces, perfect for cozy evenings. Every detail is designed to inspire: from the finishes to the flow, these residences are a sanctuary of style, comfort, and intention. A couple blocks from Katy Trail and mere moments from the heart of downtown Dallas, Maple Terrace Residences offers peerless access to the very best of the city's shopping, dining, entertainment, and outdoor recreation.
Maple Terrace is a newly constructed Class A asset with premium finishes and full amenity completion, offering minimal value-add but strong lease-up fundamentals. The 230-unit 2023 delivery shows consistent luxury-to-premium finishes across 24 analyzed photos, with 12 units in excellent condition, recessed lighting in 9 spaces, and fresh paint throughout—indicating no deferred maintenance and turnover-ready inventory. Amenities command attention: a curated clubhouse with polished concrete, upscale seating, and a rooftop terrace with composite decking and urban sightlines position this as a trophy amenity package for the market. The podium garage, mid-to-high-rise massing, and modern stone/concrete facade confirm contemporary design execution. This is a near-stabilized institutional-quality property; acquisition thesis hinges on in-place rent growth and operational efficiency rather than capital improvement ROI.

Location Summary:
Walk Score of 76 and Bike Score of 78 position this property in Dallas's upper walkability tier, with credible transit access (63) that supports car-lite living for commuters willing to rely on DART. The "Very Walkable" designation typically reflects mixed-use neighborhood fabric with concentrated retail/dining/services within a quarter-mile—material for attracting younger professionals and transit-oriented renters who command 5–10% rent premiums in Dallas markets. Without rent data or proximity metrics to downtown/employment centers (DFW, Uptown, CBD), we cannot confirm whether walkability pricing is being captured; a property here underpriced relative to comparable "Very Walkable" comps in Dallas suggests either submarket weakness or value-add upside in unit/amenity quality.

The 28.3% pipeline-to-inventory ratio presents material near-term headwinds, with 65 units under construction in close proximity to Maple Terrace's 230-unit base. Permit filings cluster across 75215 and 75206 ZIP codes (predominantly 75215), suggesting direct submarket competition rather than dispersed supply. Most projects remain in early approval stages—only 3 of 15 permits have reached inspection phase as of late 2025—indicating staggered delivery risk over 2026-2027 rather than concentrated 2025-2026 impact. The abundance of "Payment Due" and "Revisions Required" statuses suggests potential timeline slippage, but absent concrete unit counts per project, downside scenarios cannot be quantified precisely.

Affluent urban core with exceptional renter concentration; property positioned in top-income micromarket.
The 1-mile radius reveals a highly specialized submarket: 86.4% renter occupancy with median household income of $108.2K and 53.3% of households earning $100K+, signaling deep demand from high-income renters who view renting as a lifestyle choice rather than necessity. The 23.3% affordability ratio (rent-to-income) is tight but serviceable given income skew; this tenant base absorbs premium positioning. Sharp demographic cliff emerges beyond the 1-mile boundary—renter concentration drops to 73.2% at 3 miles and 62.7% at 5 miles, while median income declines to $94.7K and $99.4K respectively, suggesting the property sits in an urban core isolated from broader suburban ring. Household size nearly doubles from 1.44 to 2.17 persons across radii, confirming the immediate trade area lacks family-oriented competition and anchors a premium-positioned asset dependent on walkable, urban-amenity rentership.

Appraisal Summary: Maple Terrace Multi Family Master Unit
With only one appraisal on record (2025), trend analysis is impossible, but the $692.6K per-unit valuation reflects a recently stabilized asset (2023 delivery) at current market pricing. The improvement-to-land ratio of 89.2% to 10.8% indicates a fully built-out product with minimal redevelopment upside—typical for new construction where land cost is amortized and the value is locked in operating cash flows. Without prior-year comparables, we cannot assess whether the $159.3M reflects market appreciation, stabilization discount normalization, or rate environment repricing.

Rating trajectory and composition signal strong operational execution with isolated, addressable friction points. The 4.0-point swing from prior 6-month average (4.3) to current (4.7), driven by 75 five-star reviews versus 9 one-stars, reflects either genuine operational improvement post-opening stabilization or review recency bias toward satisfied early-stage residents. The negative reviews cluster around three distinct issues: fire alarm false triggers (building systems), underwriting policy friction (self-employed applicants), and one undifferentiated service complaint from October. Staff caliber—particularly Chris, Julieth, and maintenance responsiveness—appears to be a genuine competitive differentiator and operational strength, consistently mentioned across 18+ positive reviews. The skew toward five-star enthusiasm over balanced four-star feedback suggests either a newer property (which aligns with "brand new building" language) still in pre-stabilization resident honeymoon phase, or an operational team delivering materially above-market service standards. The fire alarm issue warrants technical due diligence before closing, but represents a solvable mechanical problem rather than systemic management or capital deferred-maintenance risk.

I viewed the Maple Terrace community and had to give it a second look. The place has such a great vibe. Chris was very knowledgeable about the Uptown Dallas area and how Maple Terrace differs from other communities and was super helpful through the application process. Needless to say, it won out over the rest.

Maple Terrace is by far the top luxury building in Dallas. From the location and walkability to the top notch amenities and staff, there wasn't a question when choosing a place to relocate in Dallas. Gabby was phenomenal and so helpful during the leasing process, making sure we made the most informed decision for ourselves while also answering any and all questions we had. Staff makes a huge difference in a community and safe to say this definitely sets them apart from other luxury communities in the area.

Can honestly say I love living at Maple Terrace! The maintenance staff are so sweet and quick to fix anything not that I’ve had many issues.
