Modena presents a classic value-add play undermined by acute refinancing distress and operational execution gaps. The 230-unit Class B+ asset trades at a 5.8% discount to appraisal ($36.5M vs. $38.7M) with rent 5.6% below comps and 12.2% vacancy, indicating near-term lease-up upside recoverable through operational tightening—but this opportunity is shadowed by ~$56.1M in total debt against an estimated $36.5M sale price, negative leverage of ~$243.9K per unit, and a vendor's lien matured 12+ months past due, all signaling either a workout in progress or distressed ownership mechanics. Demographics are favorable: 78.5% renter occupancy in a walkable urban core with 26.7–29.7% of the broader submarket earning $150K+, though the property's Walk Score of 68 and pedestrian-unfriendly transit profile (55) undercut its premium positioning and may constrain upside rent growth. Google reviews reveal bifurcated performance—strong frontline execution paired with back-office communication failures—suggesting the management capability exists to close the operational gap, while photo analysis confirms no material deferred maintenance, reducing near-term capex risk. Watch-list with caution: the operational and debt structure issues are remediable, but due diligence must resolve the lien status, confirm actual debt maturities, and verify whether current ownership is motivated to exit or restructure before committing capital.

Modern Amenities. Urban Location. Sophisticated Style.
Modena offers various select floor plan options with one and two bedroom apartments for rent. Each exclusive home features chef-style kitchens with chic contemporary lighting, Bluetooth keyless entry, oversized bathrooms, and spacious walk-in closets. Pet-friendly community with bark park and dog wash station. Modena is ideally situated northeast of downtown Dallas, Texas. Nestled in a convenient location, you will be minutes away from fabulous shopping, fine dining, nearby parks, and plenty of entertainment options. Modena is nestled in a well-established area of Dallas, Texas with fun and exciting hotspots just around the corner.
Modena Apartments is a well-maintained 2015-built Class B+ property with consistent, mid-cycle unit renovations (73 of 172 photos dated 2018) that support premium positioning without requiring immediate capital expenditure. Interior finishes cluster around upgraded mid-range stainless steel appliances, quartz/granite countertops (34 of 36 identified), and modern slab or shaker cabinetry—typical 2016–2020 aesthetic with 89.5% of observations rated "excellent" condition. Exterior exhibits contemporary architectural detailing (cream/beige horizontal siding, metal railings, landscaping) and resort-caliber amenities (lap pool, spa, fitness center), positioning the asset above average for its vintage. The absence of significant deferred maintenance, dated finishes (only 2.9% builder-grade), or consistency gaps across units suggests no immediate value-add renovation need, though unit-level refresh timing relative to lease spreads warrants verification.

Modena's Walk Score of 68 signals moderate car dependency that may constrain tenant appeal in an increasingly transit-conscious Dallas market, particularly given the $1.6M monthly rent roll. The transit score of 55 and bike score of 50 suggest limited multimodal options—adequate for occasional use but insufficient as primary commute alternatives. Without proximity data to employment centers or specific amenity density, the walkability profile appears misaligned with rents targeting renters who typically prioritize car-free or low-car lifestyles; this location may be better positioned for workforce housing or suburban demographics with car-centric routines.

The 2-unit pipeline (0.87% of Modena's 230-unit base) poses minimal supply-side headwind to occupancy, though submarket vacancy is deteriorating—suggesting macro softness rather than new-construction cannibalization. Both nearby projects are early-stage (Plan Review and In Review as of late 2023/2025), delaying competitive pressure; however, their proximity warrants monitoring if either accelerates to construction. The real risk is the submarket's weakening fundamentals, which could compress rents regardless of pipeline timing.

Modena Apartments exhibits acute refinancing risk and potential distress signals. The $125K vendor's lien originated in Feb 2022 matured in March 2023—over a year past due—suggesting either a workout arrangement or collection action in progress. The $25.5M CBRE loan (originated 2018, no maturity date listed) and $30.5M Sovereign construction loan (originated 2015) lack disclosed maturity dates, a red flag for either extended forbearance or data gaps masking underwater positions. Total debt of ~$56.1M against a $36.5M estimated sale price implies significant negative leverage; at $243.9K per unit, loan-to-unit economics are stretched. The ownership chain shows four transactions in 9.8 years with an unusual vendor's lien structure in the most recent acquisition (Feb 2022), coupled with a non-arm's length consideration of $156.3K against prior $31.9M basis—consistent with distressed owner-financing or workout mechanics rather than market-rate capital deployment.

Modena trades at a discount to both appraisal and submarket comps, suggesting value-add positioning. The $36.5M estimated sale price sits 5.8% below the $38.7M appraisal and implies a $158.5K price per unit versus $172.0K submarket average—a $13.5K gap indicating either below-market operations or deferred upside. The 5.34% estimated cap rate exceeds the 5.45% submarket rate, offering modest spread, though the 5.03% implied cap rate hints at potential basis compression once stabilization occurs. With a 50.0% opex ratio and $4.2K taxes per unit, the property's $8.5K NOI per unit and 12.2% vacancy are consistent with Class B rents; the discount likely reflects near-term lease-up or operational inefficiency that equity could arbitrage into submarket multiples.

Garage parking is available with reserved spots and EV chargers; community enforces breed restrictions and charges $400 non-refundable + $30/month pet rent per animal (max 2). MODENA is leasing at a discount to market across all unit types, with elevated vacancy indicating softness. Current asking rents are 5.6% below comps for 1-beds ($1,498 vs. $1,560), 4.9% below for 2-beds ($2,020 vs. $2,125), and 5.6% below for studios ($1,289 vs. $1,365). With 28 active listings against 230 units (12.2% availability) and 32 units showing available two weeks ago, the property appears to be in a leasing-up phase rather than fully stabilized—consistent with the wide rent dispersion in recent lease signings (1-beds ranging $1,390–$1,710). No active concessions are noted, suggesting the property is competing on price rather than move-in incentives.

Modena's rent is tight against immediate submarket income but benefits from strong urban core renter concentration. The 1-mile radius shows affordability stress at 17.7% (median HHI $85.6K supporting $1.6K rent), yet 78.5% renter occupancy signals acute local demand—typical of urban infill where renters accept compressed ratios. The 3-mile and 5-mile radii reveal income lift to $110.4K and $114.0K respectively, suggesting Modena captures affluent renters from broader geography; affordability ratios improve slightly to 18.1% and 17.5%. Income skew is pronounced—26.7% of 3-mile and 29.7% of 5-mile households earn $150K+, indicating the submarket supports premium multifamily. The sharp drop in renter concentration (78.5% → 62.5% → 55.7%) across radii confirms this is a walkable urban property drawing renters who actively choose rental over ownership, not a suburban workforce play.

Modena is a heavily one-bedroom-concentrated asset (56.1% of units), typical of young professional-focused Class A product built in 2015, but the unit mix data reveals inconsistencies that warrant verification. The three-bedroom count shows zero units despite the property likely exceeding 230 units when accounting for missing unit counts between the mix table and listings detail (7 studios + 129 one-bedrooms + 22 two-bedrooms = 158 units; listings show only 28 units across three types). Rent progression is rational ($1,289 to $1,498 to $2,020 across studio-to-two-bedroom), but the minimal two-bedroom representation (9.6%) suggests either market positioning around singles/couples or potential data gaps that should be reconciled before modeling.

Appraisal Analysis: Modena Apartments
The property has contracted 4.4% YoY to $38.7M, signaling recent market softening in the Dallas multifamily sector—likely driven by elevated cap rates or occupancy headwinds. At $168.4K per unit, the valuation reflects minimal land value ($10.6K/unit, or 6.3% of total), indicating this 2015-vintage asset is fully optimized for residential use with negligible redevelopment upside. The steep improvement-to-land ratio (93.7%) leaves limited arbitrage room on repositioning; any value recovery depends on operational improvement rather than alternative-use conversion.
| Year | Total Value | Change |

| 2025 | $38,725,000 | -4.4% |

Rating deterioration signals emerging operational friction. The 4.3 overall masks a 10-basis-point decline over six months (4.3 to 4.2), driven by a cluster of 1-star reviews citing management responsiveness and administrative failures—specifically parking permit communication gaps, delayed maintenance turnarounds, and elevator downtime without ETA transparency. However, 74.7% of reviews are 5-star, predominantly praising individual staff members (Avery, Isaac, Juan) and maintenance speed, suggesting strong frontline execution undermined by back-office process breakdowns. The bifurcated review pattern—operational excellence for individual requests paired with systemic communication lapses—indicates management capability exists but coordination and tenant communication protocols need tightening before acquisition.

It's a decent apartment building. FYI. If you are going to park to see someone, check out the vehicle two signs and follow the instructions to register your car else your car will be towed.

Mardez Daniels, we really appreciate your feedback!
I recently moved out because I was relocating to another city, but if I ever come back to Dallas, I’d definitely choose to live at Modena again. Avrey, one of the managers, truly goes above and beyond to make sure residents have a great experience; he genuinely cares and it shows. The maintenance team is also outstanding: quick, competent, and always respectful. A few things that make Modena stand out: free electric car charging, super convenient maintenance requests via text (no need to deal with portals), they handle any complaints super promptly and they also host fun monthly community events. Best part - the property smells amazing all year round — seriously, it’s the little things that make a big difference. In short, I’d 100% recommend Modena to anyone looking to move in the area.

Hello Sourav, Thank you for this fabulous 5-star review! We'll miss having you in our community and at our resident events, but we're very happy for your next chapter! Avrey is a fabulous representation of what it means to love your job and do it well. We are lucky to have him with us! I will be sure to give compliments to our housekeeping and maintenance teams for keeping the halls clean and smelling fresh! Appreciatively, Modena Manager
I have lived here on and off for 6 years total and love it here and consider it home. The location is great, close to everything you need (Whole Foods, Sprouts, Banks, the mall, movies, nails, hair place ect). It’s quiet for me, I never hear my neighbors. These apartments are peaceful and feel homey and safe. The maintenance team is on top of it! They fix things quickly, are friendly and respectful. So thankful for them. The office staff is great! Avery especially is outstanding with terrific communication skills, friendliness, and efficiency. He is great at his job. The entire staff has always been kind and willing to work with me. They are a big part of why I consider this place home and I am so thankful for them too. I am a long time renter here and would recommend this place.
