MODERA HOWELL – EXECUTIVE SUMMARY

The valuation disconnect and operational red flags outweigh the strong walkability and demographic support. MODERA HOWELL trades at a 104 bps cap rate premium to submarket ($51.0M appraised vs. $41.5M estimated sale price, implying 5.62% vs. 4.58% cap rates), but the 1.2% YoY appraisal decline and emerging submarket softening (34.2% pipeline-to-inventory ratio, bimodal Google review pattern revealing persistent pest/maintenance defects) suggest the premium is undeserved. The property benefits from a dense, affluent 1-mile demographic ($107.6K median HHI, 53.4% earning $100K+) and excellent Walk Score (93), supporting the $2,059 rent—but tenant demand concentrates sharply in the urban core rather than across the broader MSA, creating occupancy risk if downtown Dallas weakens. The $27.0M debt against $41.5M estimated value (65.0% LTV) and non-bank lender suggest moderate leverage, though missing maturity/rate data obscures refi risk in a higher-rate environment. Recent systemic complaints (cockroach infestations, plumbing failures, leasing inconsistency) indicate maintenance or building system issues unlikely to resolve through staff changes alone, inconsistent with the Class A positioning and cosmetic condition evident in photos.

Watch-list with elevated due diligence required. The fundamentals do not justify acquisition at current pricing without significant disclosure on debt maturity, full unit mix, and independent operational assessment of pest-control and building-systems protocols.

MODERA HOWELL: Class A Asset with Minimal Value-Add Runway

All 12 analyzed photos show excellent condition across kitchen, amenities, and exterior, with finishes consistently positioned at premium/upgraded levels—white shaker cabinetry, black quartz countertops, stainless steel appliances, and subway tile backsplash indicate 2018–2020 era renovations. The rooftop pool with saltwater resort styling, well-equipped fitness center with free weights and cardio, courtyard lounge, and ping pong terrace represent above-market amenity density for the property's likely rent range. Exterior cladding (tan stone/stucco), landscape lighting, and fresh paint condition reinforce Class A positioning built in 2017 with recent capital refresh. Limited upside exists unless specific unit cohorts remain unrennovated; recommend underwriting based on current premium positioning rather than heavy value-add assumptions.

Location Analysis: MODERA HOWELL

The 93 Walk Score places this property in the top tier for urban walkability, with excellent pedestrian access to restaurants, retail, and services—a key value driver for the millennial/young professional demographic that sustains $2.06K rents in Dallas. Transit Score of 68 and Bike Score of 73 reinforce multimodal commuting options, reducing tenant reliance on personal vehicles and supporting the property's premium positioning. Without proximity data to employment centers or specific amenity inventory, we cannot fully validate whether this walkability profile justifies the rent premium relative to comparable Dallas submarkets, but the scores alone suggest strong demand resilience and pricing power.

The 34.2% pipeline-to-inventory ratio presents material headwind risk, with 65 competing units in near-term delivery against MODERA HOWELL's 190-unit base. Pipeline velocity appears sluggish—most permits remain in early-stage reviews (revisions required, plan review, payment due) with no filed dates earlier than September 2025, suggesting staggered 2026-2027 deliveries rather than near-term flush supply. However, the deteriorating submarket vacancy trend indicates the market is already softening; new supply arriving into a weakening demand environment could pressure occupancy and rent growth, particularly if direct-competing projects in the 75215 zip (five permits clustered there) move to construction phase concurrently. Geographic concentration of permits within two miles warrants close monitoring of specific competitors' timeline and unit mix.

Debt & Transaction History

The property carries $27.0M in debt against a $41.5M sale price estimate, translating to $142.1K per unit—moderate leverage suggesting refinancing rather than distress-driven sale. Loan maturity date is missing from the record, creating opacity on near-term refi risk; without rate and DSCR data, the debt structure cannot be evaluated against current market conditions. Single transaction since 2021 acquisition with absentee corporate ownership indicates a stabilized hold rather than a flip, though the 3+ year window since acquisition and gap to appraised value ($51.0M) warrants clarification on whether this represents mark-to-market pressure. Lender is non-bank (Insurance Strategy Funding), which may indicate tighter covenant monitoring or shorter refinance lead times than traditional agencies.

Financial Estimates

Modera Howell is priced as a stabilized asset with modest upside, trading at a 104 bps premium to submarket cap rates despite stronger per-unit economics. The property generates $12.3K NOI per unit against a submarket average of $10.1K (implied by $195.7K price-per-unit at 5.03% cap), signaling either superior operational performance or market overvaluation. The 50.0% opex ratio is healthy for a 2017 vintage asset, but the $9.5M gap between appraised value ($51.0M) and estimated sale price ($41.5M) suggests either aggressive underwriting on the appraisal or the 5.62% estimated cap rate reflects recent market softening. The 4.58% implied cap rate (based on appraised value) would imply an institutional-grade, low-risk positioning—inconsistent with the higher estimated cap rate, indicating this deal likely sits in transition between stabilized hold and value-add positioning.

Rental Performance

MODERA HOWELL is pricing 19.5% above submarket 1BR comps ($1,723 benchmark) at $2,059 asking rent, suggesting either unit-level premiums or market-rate drift. The property shows minimal leasing pressure: just 1 active listing against 190 units with only 3 units available as of March 24, and 2 weeks free remains the concession ceiling (unchanged from prior snapshot). Recent lease at $2,204 (March 24) exceeds current average, indicating selective pricing power on select units. However, the vacant-to-total ratio of 1.6% limits visibility into broader demand dynamics.

Demographics

Affluent urban-core renter market with strong income support, but declining affordability as radius expands. The 1-mile submarket is heavily skewed toward high earners (53.4% earn $100K+), with median household income of $107.6K supporting the $2,059 rent through a 22.3% affordability ratio—tight but serviceable for the demographic. However, renter concentration drops materially from 76.2% (1-mile) to 63.7% (5-mile), signaling demand is concentrated in the immediate urban core rather than sustained across the broader MSA. The 5-mile ring's median income flattens to $104.2K while income distribution shifts downmarket (28.3% earn $150K+ vs. 32.4% in the 1-mile), suggesting the property depends on a narrower, walkable submarket rather than drawing from a deep workforce housing pool—higher lease-up risk if urban core dynamics weaken.

Appraisal History

Appraisal Analysis – MODERA HOWELL

The property declined 1.2% YoY to $51.0M, signaling modest market pressure on a 2017 stabilized asset; at $268.4K per unit, valuation sits in mid-market range for Dallas Class A multifamily. Land represents only 17.8% of total value ($9.1M), typical for a recently built property with minimal redevelopment upside—value is locked in the income stream, not the dirt. The single appraisal snapshot prevents trend assessment, but the YoY contraction warrants monitoring for cap rate expansion or rent growth deceleration.

Google Reviews

Rating trajectory masks persistent operational defects. While the 4.5-star overall rating improved from 3.7 to 4.2 over the last six months, the star distribution reveals a bimodal pattern—60 five-star reviews (mostly leasing/maintenance praise) contrasted against 10 one-star reviews (pest infestations, leasing inconsistency, noise enforcement) concentrated in 2024-25. The recent two-star complaints document unresolved systemic issues: cockroach infestations on occupied floors, plumbing failures, and valet trash logistics generating odor complaints in common areas. Management quality appears bifurcated—maintenance responsiveness earns consistent praise, but leasing operations and resident enforcement (noise, pest control) signal governance gaps that typical cosmetic upgrades or staff turnover won't resolve. This review profile suggests underlying maintenance or building systems problems rather than temporary management friction.

Chris Day ★★☆☆☆ Feb 2026

Plumbing issue in bathroom from above unit is still not fixed. Apartment was left dirty. And one of the third-party plumbers I think was trying to look though my apartment to see what was in it to maybe take something, he came into my room when the door was shut and said something like “oh I went into the wrong room, I must have been confused”, zero reason for him to come into my room as he was just in the bathroom.

Chris Todd ★★★★★ Jan 2026

I was the first person to sign a lease in this building and have been here ever since. I have lived in several locations in Uptown over the last 16 years and this has honestly been the best so far for me personally. When I consider location, quality,, price and amenities, I am very happy with Howell Uptown and likely to stay many more years (unless things change dramatically).
