$20,950,000
2025 Appraised Value
↑ 15.1% from prior year
Critical Issue: The 98.9% LTV against a 15.1% YoY appraisal jump signals potential overfinancing or recent valuation inflation that must be reconciled before proceeding. The property's $20.95M appraisal sits atop $20.7M HUD debt originated in 2018 at near-full value, yet recent Google reviews document systematic operational failures (payment processing errors, maintenance backlogs) that suggest NOI underperformance—directly contradicting the appraisal trajectory. The submarket's sharp affordability deterioration beyond 1 mile (20.7% to 23.7% rent-to-income) and zero pipeline supply provide occupancy insulation, but the property's Car-Dependent location (Walk Score 7) and income-restricted targeting limit upside capture versus Dallas's trend toward transit-adjacent assets. Management remediation is evident (4.3 to 4.7 rating in 6 months), but 22.5% one-star reviews clustered around legacy dysfunction and the incomplete photo set ($6.7M estimated NOI; missing unit-level data) prevent confident value validation.
Recommendation: Watch-list pending appraisal and operational deep-dive. Request 24-month rent rolls, maintenance backlog audit, and comparable market appraisals to confirm whether the 15.1% appreciation reflects genuine stabilization or inflated underwriting tied to the TDHCA financing structure.

Limited Photo Sample Constrains Assessment. Only two photos analyzed (pool and laundry) provide insufficient coverage of unit interiors, exteriors, and common areas to establish finish consistency or renovation scope. The 2019 construction date contradicts the estimated 2015 renovation year flagged in observations—likely a data error requiring clarification.
The pool amenity shows well-maintained concrete decking and organized lounge furniture suggesting adequate upkeep, but without kitchen/bath imagery, finishes cannot be assessed against Class B+ standards typical for 2019 delivery. Request additional unit and facade photography to evaluate value-add potential and class positioning.

Severe walkability constraints limit tenant appeal and operational upside. With a Walk Score of 7 (Car-Dependent) and absent transit infrastructure, 3 Springs Apts requires tenants to own vehicles—a friction point for younger renters and cost-conscious households increasingly seeking transit-adjacent locations. The Bike Score of 34 offers minimal alternative mobility. Location profile misaligns with Dallas multifamily trends toward urban-adjacent and mixed-use development; without disclosed rent data, the valuation likely reflects these locational constraints, making yield dependent on anchoring to auto-reliant, lower-income demographics with limited upside optionality.

Construction Pipeline & Supply Risk
Zero competing supply in the immediate pipeline (0.0% of existing inventory) eliminates near-term occupancy pressure, a material positive given the submarket's deteriorating vacancy trend. The absence of new deliveries insulates 3 Springs from the typical 12–24 month pre-lease cannibalization period, allowing pricing power to compound if market fundamentals stabilize. However, lack of competing supply also suggests limited upside from undersupply dynamics—the deteriorating trend likely reflects demand weakness rather than constrained inventory.

Key Takeaway: Affordability deteriorates sharply beyond the immediate 1-mile radius, signaling this property operates in a supply-constrained urban pocket with limited workforce housing competition.
The 1-mile radius shows a tight affordability ratio of 20.7% against median household income of $72.4K—supportive for market-rate multifamily—but this advantage erodes significantly at 3 miles (21.6%) and critically at 5 miles (23.7%), indicating rent levels outpace broader area incomes. Renter concentration climbs from 22.9% (1-mile) to 33.4% (5-mile), confirming the property anchors a renter-heavy submarket; however, the 1-mile income distribution skews middle-class (29.0% earn $50–75K) rather than affluent, suggesting this is workforce housing with limited upscale competition nearby. The income profile flattens significantly at 5 miles—where 15.9% earn under $25K versus 7.0% at 1-mile—indicating the property's pricing power depends on retaining higher-earning residents in its immediate trade area before competition intensifies outward.

Appraisal History & Value Trend
3 Springs Apts posted a 15.1% year-over-year appreciation to $20.95M, or $94.8K per unit—a sharp gain that likely reflects Dallas multifamily market strength and potential occupancy or operational improvements since 2024. Land represents only 8.1% of total value ($1.69M), limiting redevelopment optionality; the 92% improvement ratio is typical for a 2019 vintage asset and suggests value is locked in the stabilized operating platform rather than land upside. Without historical appraisals prior to 2025, we cannot assess whether this 15.1% jump is an outlier rebound or sustained momentum, though the magnitude warrants verification against comparable rent growth and cap rate compression in the Dallas market.

3 Springs shows strong recent operational momentum offset by historical management failures that persist in the review base. The 4.4-point swing from 4.3 to 4.7 over the past six months reflects genuine improvement, likely driven by resident services initiatives (community events, food assistance programs, named staff recognition). However, the 36 one-star reviews represent 22.5% of all ratings and cluster around payment processing errors and maintenance complaints—issues that suggest prior systemic dysfunction in leasing/accounting and property upkeep. The stark bifurcation between 5-star testimonials (58.1% of reviews) praising staff responsiveness and isolated 1-star reports of threatened evictions despite proof of payment signals uneven management quality or incomplete remediation of legacy issues. For investment thesis validation, management turnover and operational audits (particularly accounts receivable procedures and maintenance backlog) warrant deeper diligence before relying on the positive trend.

Thank you
Absolutely the worst place to live. Management threatened to evict us multiple times for not paying rent even though we paid and showed proof of payment. Everywhere in the apartment is dirty elevator never work anytime you talk to someone in the office they always have a attitude and nothing ever gets resolved, Alicia will never give corporates number or any information to get in contact with anyone from corporate. Kids and roaches running everywhere, maintenance never shows up to fix work orders, there is pest control that comes once every 2 years even though the apartment is infested with roaches.
