7402 LAKE RIDGE PKWY, GRAND PRAIRIE (DALLAS CO), TX, 75052
$84,000,000
2025 Appraised Value
↓ 13.4% from prior year
The 13.4% YoY appraisal compression to $84.0M ($206.9K/unit) signals broad Dallas multifamily cap-rate expansion rather than asset-specific deterioration, but deteriorating Google reviews expose deferred maintenance masked by personnel-dependent service recovery—a red flag for a 2019 vintage asset generating above-market NOI. The property trades at a stabilized 5.59% cap rate with lean 45.0% operating expenses and 2.0% vacancy, suggesting mature operational execution; however, one-star reviews from December 2025 citing floor separation, cracked drywall, and documented management failures indicate capital expenditure neglect that individual staff (Kevin, Tara, Edgar) cannot sustain indefinitely. Demographic strength within the 3-mile radius (24.8% renter concentration, $140.1K median HHI, 18.2% affordability ratio) supports lease-up, but Walk Score 8 and zero nearby pipeline provide no upside cushion if submarket fundamentals weaken—the property is location-constrained and depends on finishes + amenities rather than neighborhood elasticity. Unit-mix data integrity issues prevent reliable rent-progression analysis, and two-bedroom rents tracking 0.6% below market with modest concessions suggest limited pricing power.
Directional read: WATCH-LIST with operational due diligence required. The asset is stabilized with strong current cash flow and no near-term supply competition, but the gap between Google rating stability and structural defect documentation warrants a deep capex reserve audit and condition assessment before acquisition consideration.

Interior Finishes & Unit Consistency: Near-uniform Class B+ standard across the portfolio. Kitchens are predominantly white or gray painted cabinetry (modern slab/flat-panel style) paired with quartz countertops and mid-range stainless appliances (Samsung/LG tier), with subway tile backsplashes—consistent with 2015–2020 era renovations. Bathrooms feature floating vanities, white subway tile, and contemporary fixtures from the same period. 25 of 34 photos scored "excellent" condition with fresh paint throughout, indicating either original construction quality (property built 2019) or a comprehensive refresh; minimal variance between units suggests no partial renovation pattern.
Exterior & Amenities: Well-appointed for the class. Tan/cream stucco facades with red tile roofing and waterfront positioning create solid curb appeal; the lap pool, clubhouse with contemporary furnishings, and pergola deck reflect resort-style positioning above typical garden-style multifamily. Surface/covered parking mix is standard.
Value-Add Assessment: Limited. At 406 units built in 2019 with fresh finishes across all photo types and no deferred maintenance visible, this property is positioned as stabilized Class B+ with minimal unit-level renovation upside. Any value creation would depend on operational leverage or amenity expansion rather than physical upgrades.

Location Profile Severely Mismatched to Rent Positioning
Walk Score of 8 signals complete car dependency with minimal pedestrian infrastructure—a critical drag on millennial/Gen Z tenant retention and lease-up velocity. The absence of transit data combined with Bike Score 27 indicates this 406-unit asset relies entirely on automobile access despite $1.79K monthly pricing, which positions it above typical car-dependent suburban inventory. Without proximity to major employment corridors or amenity clustering, rent justification hinges narrowly on unit finishes and on-site amenities rather than location elasticity, limiting pricing power during market downturns.

No near-term supply pressure, but deteriorating submarket fundamentals warrant caution. The property faces zero pipeline competition—0.0% of inventory coming online nearby—providing near-term pricing power. However, the deteriorating vacancy trend across the submarket signals broader softening that could limit rent growth regardless of supply constraints; monitor whether this reflects cyclical headwinds or structural oversupply elsewhere in the market. The lack of permitted projects suggests either mature development patterns or unfavorable conditions for new construction.

Reveal Lake Ridge trades at a 5.59% implied cap rate with above-market NOI productivity, signaling stabilized asset pricing despite recent vintage. At $11.6K NOI per unit, this 2019 Class A property outperforms typical Dallas Class A benchmarks (~$9.5K–$10.5K), driven by a lean 45.0% expense ratio and minimal 2.0% vacancy. The $84M appraised value supports the implied valuation, indicating no appraisal-to-price disconnect. This is a mature, income-generating asset rather than a value-add play—cap rate compressed by strong operational execution and low downtime.

The property is maintaining 4.3 weeks free concessions with only 8 active listings (1.9% of 406 units), indicating tight occupancy and minimal downward pressure on rents—though the snapshot data is sparse and inconsistent, making velocity assessment difficult. Affordability mismatch in a high-income enclave with weak renter density. The 1-mile radius shows median household income of $147.2K supporting a 25.2% affordability ratio—substantially above the 30% threshold—yet only 5.5% of units are renter-occupied, indicating this is a purchase-dominant neighborhood where the property must rely on broader 3- and 5-mile catchment. The 3-mile ring improves the picture materially: 24.8% renter concentration and $140.1K median income compress the ratio to 18.2%, suggesting sufficient local demand depth. Income distribution is heavily skewed toward affluent renters ($100K+ = 64.1% at 3 miles), confirming this property targets prime income-qualified renters rather than workforce housing. The 5-mile radius shows income compression ($121.7K median, 59.7% earning $100K+) with renter share declining to 21.0%, signaling limited lease-up upside beyond the 3-mile market if occupancy pressures emerge.

Data integrity issue prevents meaningful analysis. The unitmix object reports only 1 one-bedroom unit across a 406-unit property, while listingsby_bedroom shows 4 one-bedrooms and 4 two-bedrooms (8 units total). This 50x undercount in the master unit mix suggests incomplete or corrupted dataset — cannot reliably assess concentration, rent progression, or market alignment without accurate denominator. Recommend data validation before proceeding to investment underwriting.

Appraisal Analysis: Reveal Lake Ridge
The property has compressed 13.4% in value year-over-year to $84.0M, a sharp repricing that signals material market deterioration rather than property-specific distress—the 2019 vintage asset trades at $206.9K/unit, well below replacement cost for a recent-vintage garden community. Land represents just 4.1% of appraised value ($3.4M), confirming this is an operational play with minimal redevelopment optionality; value recovery depends on NOI stabilization, not residual land capture. Without prior appraisals, the YoY decline appears structural (likely rate/cap rate expansion) rather than a discrete event, and the per-unit valuation suggests current market stress in multifamily fundamentals.

Rating stability masks deteriorating property condition. The 4.4 rating holds flat year-over-year, but the distribution reveals a bifurcated resident base: 347 five-star reviews (79%) driven almost entirely by staff performance—specifically Kevin, Tara, and Edgar in maintenance/leasing—versus 56 one-star reviews (12.7%) citing structural defects (floor separation, cracked drywall, non-functioning doors) and management failures (documented racism incidents). Recent 1-star reviews in December 2025 flag deferred maintenance issues that staff excellence cannot mask, signaling underlying capital expenditure neglect. The disproportionate praise for individual employees rather than property amenities suggests management is compensating for operational/physical plant shortcomings through service recovery—a sustainability risk in a 406-unit asset where turnover of key personnel (Kevin, Tara) would expose systemic vulnerabilities.
